THE PROJECT

This was a 3-storey residential modular building, proposed on a 134sqm 5.0m block frontage-constrained site surrounded by occupied residential buildings in a built-up area. 

LOCATION

Lots 3 & 6, 32 Lenneberg Street, Southport QLD 4215

EDC provided design, inspection and structural certifications for the steel and timber roof, floor and wall framing for the 3-storey residential building. These frames were constructed offsite and craned into place, to address restricted site access.

The overall cost to construct was approximately 15% less than traditional in situ construction and construction time was reduced by 3 months.

PROJECT COMPLETED

  • Light gauge steel chassis adopted for the modules to reduce quantity of steel required and cost of construction. 
  • Chassis was maintained as a part of the structure, reducing material consumption and double handling, and saving time for the Builder.
  • Combination of timber and steel design helped the Builder  reduce the impact of supply chain difficulties and material shortages.
