THE PROJECT

This was a 3-storey residential modular building, proposed on a 134sqm 5.0m block frontage-constrained site surrounded by occupied residential buildings in a built-up area.

LOCATION

Lots 3 & 6, 32 Lenneberg Street, Southport QLD 4215

EDC provided design, inspection and structural certifications for the steel and timber roof, floor and wall framing for the 3-storey residential building. These frames were constructed offsite and craned into place, to address restricted site access.

The overall cost to construct was approximately 15% less than traditional in situ construction and construction time was reduced by 3 months.

PROJECT COMPLETED

Light gauge steel chassis adopted for the modules to reduce quantity of steel required and cost of construction.
Chassis was maintained as a part of the structure, reducing material consumption and double handling, and saving time for the Builder.
Combination of timber and steel design helped the Builder reduce the impact of supply chain difficulties and material shortages.
